Who I Am

My name is Dr. Jeff Anzalone. I'm a practicing periodontist in Louisiana with over 20 years of experience building a successful dental practice. But a few years ago, I started to worry about my family's financial future.

As a solo practitioner, I knew that if something happened to me, no other income would be coming in. That realization hit hard. I had spent decades building my practice, yet I was still completely dependent on trading my time for money. These concerns made me take a hard look at our financial situation, and I realized something needed to change.

Why I Do This

Most doctors have only ONE source of income: their earned income from working. I was no different until I discovered mobile home park investing.

At first, I tried traditional crowdfunding and various real estate syndications. Some worked, many didn't. But then I found mobile home parks: an asset class that offered everything I was looking for: recession-resistant demand, predictable cash flow, strong tax benefits, and professional third-party management.

I didn't want to become a landlord. I didn't want to deal with tenants, toilets, or middle-of-the-night maintenance calls. Mobile home parks offered a solution: invest in real assets with someone else doing all the operational work.

After my first few successful investments, I realized I was keeping this information to myself when so much of what I'd learned had been shared with me by others. That's when I started Debt Free Doctor to help other high-income professionals build passive income and achieve financial freedom.

From Investor to Operator

As I gained experience and built relationships in the mobile home park space, I saw an opportunity to take it a step further. I met Caleb Hogan, an experienced operator with deep expertise in managing mobile home communities, and together we founded Perdido Capital.

Our mission is simple: help busy professionals like you invest in recession-resistant mobile home parks without the headaches of active management. We handle the operations, you receive the distributions.

Outside of work, Jeff enjoys fitness, travel, pickleball, and spending time with his family on the Gulf Coast. He's passionate about helping other professionals build financial independence through real estate.
